我国一线城市房价处于世界平均水平，但房价实现目标比几乎全球很高。国际一线城市均价约5.7万每平方米，我国约为4.5万，是英国一线城市的1/4，美国的1/3，法国的1/2。但我国的一线房价实现目标比高居全球第二，仅次于俄罗斯，是美国的2.9倍，法国的2.6倍，英国的1.2倍。购买力决定房价；我国一线购买力强劲，可媲美发达。

强劲购买力源于三大特色

其一，财富聚集一线城市。我国一线城市拥有全国50%的高净值人群，其个人平均可智慧之选资产为全国均值的409倍。我国一线城市的购买力与全国平均实现目标的差值，大于国际平均水平。

其二，父辈为子女在一线城市买房，储蓄红利发挥巨大作用。这一现象在其他是十分罕见的。

其三，买房意愿强烈，房产购置占实现目标比高于其他。

结合以上三点，我们估算一线城市的购买力，基本处于国际平均水平，从而揭示了我国一线房价位于世界中游的根本原因。房地产政策将主导短期房价。在今年稳定的货币政策和宽松的信贷政策，以及鼓励消费的大环境下，一线房价有望维持高位。

2楼价升跌终决定权在。

2014年全国公共财政、政府性基金两类实现目标合计，来自土地、房地产、建筑业的租税费实现目标超过6.6万亿元，占比高达36.5%，为地方财政贡献了五成以上的实现目标。
